40 East End Avenue is a post-war, 18-story, 29-unit in a new boutique condominium building in Yorkville. Mitchell C. Hochberg, the president of the luxury real estate company Lightstone, hired the architect and designer Deborah Berke to designed 29 residences and she brought her expertise to this partnership with Gerner Kronick + Valcarcel. The result is a distinctive, modern interpretation of local architecture, carefully crafted building that fits in beautifully with its surroundings.

The dynamic collaboration with Gerner Kronick & Valcarel Architects and Deborah Berke Partners brought to life elegant features include a charcoal-colored brick façade, hand-cast ornamentation, and double-height windows, stepped profile give the building a timeless and rooted quality that contributes to this family-oriented neighborhood.
The design of 40 East End is a modern interpretation of local historic architecture. There is a timeless style to its composition and use of texture, mass, and light. The interior design concept was to design a building that catered to “contemporary lifestyles and contemporary families — life in New York in the 21st century.
Double-height windows at the street level allow for a welcoming connection with the quiet tree-lined streets. 40 East End residents have immediately welcomed into a sophisticated ambiance: chevron-patterned marble floors; walls of cerused white oak paneling with bronze inlay; and a stunning concierge desk that serves as a stylish focal point.
The adjacent double-height Parlor Lounge features a custom chandelier and a curved staircase clad in marble and bronze.
The lobby connects to a double-height parlor that has a subtle Art Deco appearance, with a chevron-patterned floor of black and white marble, and a curled bronze-and-marble curving sculptural staircase that provides a dramatic focal point to this space, which is designed for everyday use as well as a place for residents to entertain.

The staircase leads to amenity spaces on the second floor, which includes a library, game room, catering kitchen, and fitness center.Near the top, where the building steps back from the street, the cladding changes to cast stone, and a number of units have private terraces with gardens designed by Gunn Landscape Architecture

The interior design concept in each individual apartments are upscale but keeping the simplicity that is characteristic in every Deborah Berke`s project. Design details like white oak herringbone-patterned hardwood floors and carved stone fireplace mantels give the unit’s character.
Open and enclosed lacquer Pedini kitchen cabinet with stone and wood finishes and custom metal mesh combine tradition with modern details. Some rooms also have streamlined plaster crown molding. The interior design concept was to provide a framework that allows people to apply their own aesthetic.
All apartments feature 10’ ceilings, oversized casement windows, custom moldings, 8’ doorways, the sequences from communal to private spaces within the home are thoughtfully considered. The material language is luxurious and functionally practical and the oversized windows are designed to frame the exquisite cityscape, blurring the lines between inside and out.
Juliette balconies, a private maisonette garden, setbacks, and large terraces on the upper floors, reinforce the indoor/outdoor connection throughout the building.
